This project is a historic row house in New York City, originally built in the early 1800s, for which I managed a full gut renovation. The building included an existing rear addition that was legally grandfathered in, as it does not meet current zoning and building code requirements.
The scope of work involved a complete renovation—every element of the building is new. The property is organized into five levels:
01 – Ground-level unit, currently rented
02 – First floor of the main residence
03 – Second floor of the main residence
04 – Third floor of the main residence
05 – Rooftop level
The total interior living area is 3,894 square feet.

We were responsible for designing the interior spaces to enhance natural light, which involved relocating the staircase, increasing the size of rear windows and doors and specifying new finishes, fixtures, and equipment. The role required significant coordination with both the GC and architect. I participated in weekly OAC meetings and handled most RFIs.
Given the building’s historic status, we collaborated closely with the New York Historical Preservation Commission, ensuring all front-facing exterior finishes and fixtures were reviewed and approved before work began.

This Federal style Townhome, located in one of the historic districts of New York City, was built in 1833 by architect John Nicols. Originally owned by merchant, Joseph Annin and the Annin family who would go to own the home for over a century. In September 1886, architect Robert Hudson was hired to modernize the house with a two story extension in the rear. Through the years it went on to become a boarding house for former infantryman, artists, an actress and students. It is currently a two family home which at one point was comprised of a four apartments.
The doorway is flanked by fluted doric columns and is surmounted by elaborate carvings above it all. Two especially attractive dormers with pilasters, segmentally-arched windows with keystones and arched cornices.

When the clients purchased this home, they were faced with an imposing, centrally located wall anchored by two structural columns. Rather than undertaking an invasive and messy demolition, we transformed this architectural challenge into a sophisticated focal point by integrating a decorative electric fireplace. Situated just off the kitchen, this newly activated space provides an inviting, relaxed lounge area that is perfect for entertaining guests.
To elevate both the aesthetic and functionality of the room, we introduced refined decorative elements—like crown molding, premium doors, and new lighting fixtures—while seamlessly rerouting the HVAC system.

Living Room
Upon entering the space, the original fireplace immediately stood out as an outdated focal point. Fortunately, the project scope allowed us to completely replace the mantel, pairing it with freshly painted walls, classic chair-rail, and elegant wall paneling. Today, it serves as a beautifully updated living area where the family spends the majority of their time outside the kitchen.

This kitchen was in serious need of a functional and aesthetic update! The original layout presented major clearance issues—like refrigerator doors that hit the adjacent counters—and a range hood that awkwardly stopped short of the ceiling. We reconfigured the entire footprint to make the room work perfectly for our clients. By carrying the home's beautiful wood flooring into the kitchen to replace the old porcelain tile, we instantly warmed up the space. We also brought in brand-new appliances and countertops, updated the lighting, and used new countertop into a stunning central island. The room is now incredibly bright, airy, and completely open!

Once the area was cleared out, we modernized the entryway with fresh wall paneling, new lighting, updated power switches, and a practical coat rack to minimize clutter. We also enhanced the home's open concept by squaring off the dining room entrance and moving the wall further toward the front of the house.

Originally, the entry hall was overwhelmed with clutter, which even blocked a window and prevented natural light from brightening the space. The staircase lacked a proper railing, and a restrictive wall arch closed off the area. By clearing the layout, installing a new railing, and removing the archway, we transformed the entryway to create a beautifully open and welcoming view.

Dining Room
Again we have a space that wasn't currently being used much until we gave it some character and a place to sit. We created a custom shelving unit with storage lots of storage space.

We were able to get rid of some of the existing toys and make the room feel like an open space again. Also we had to do away with the clutter which blocked access to the stairs from the living room. A lot were unused and not needed now that the toddler is growing up.

Exterior Backyard
With an open backyard, a fence that was falling down and no idea what to do with it, we were able to get permits for a pool. Luckily a backyard pool was in their budget. A nice place to throw a party or even just hang-out at relax at night, this was the place to do it. Tall fence was installed for total privacy.

Entry Hall
The entry hall was a mess, with a cat litter box that needed power to be used. Also the stairs were cover with carpet, which is a main traffic space. We added some wall paneling, decorative fixture and removed all carpet for new wood floors and stairs make the space feel more luxurious.

The main stairs going up to the third floor were an issue as well. With the carpet in a main traffic area had to be removed. We replaced it with Wood treads and painted the risers white. We added in a chair-rail and wall panels to give it a more rich look.

Kitchen
Giving the kitchen cabinets an update that they have been needing for a while. We changed the top cabinets to walnut finish while the lower cabinets went grey. This gives a more modern smooth look. With soft closing drawers and doors these worked out perfectly. The countertop didn't go well with the dark floors so we went white carrara. With new faucet and deep sink.
